§ 17.32.010. Supplementary district regulations.

  • A.

    Visibility at Intersections. On corner lots in all districts, no fence, hedge, or plantings that will impede visibility between a height of two and one-half feet and ten (10) feet above the centerline grade or would otherwise obstruct visibility of the intersecting streets shall be erected, planted, placed or maintained, and no vehicle so impeding visibility shall be parked within the triangular area formed by the existing roadway at such corner lots and a straight line joining said existing roadways at points which are thirty (30) feet distant from the intersection of the existing roadways measured along such lines. If the relation of the surface of the lot to the streets is such that visibility is already obscured, nothing shall be done to increase the impediment to visibility within the vertical and horizontal limits set forth above.

    B.

    Permanent Construction at Intersections. On corner lots in all districts, no buildings, wall nor any structure that will impede visibility between a height of two and one half feet and ten (10) feet above the centerline grade of the intersecting streets shall be erected or improved upon and no vehicle so impeding visibility shall be parked within the triangular area formed by the right-of-way lines at such corner lots and a straight line joining said right-of-way lines at points which are thirty (30) feet distant from the intersection of the right-of-way lines and measured along such lines. If the relation of the surface of the lot to the streets is such that visibility is already obscured, nothing shall be done to increase the impediment to visibility within the vertical and horizontal limits set forth above.

    C.

    Erection of More than One Principal Structure on a Lot. In any zone, more than one principal structure housing a permitted use may be erected on a single lot; provided, that area, width, yard, and all other development requirements of the zone shall be met.

    D.

    Duration of Permits. In any case where a zoning permit, conditional use permit, or variance permit has not been used within five years after the date of its issuance, such permit shall become automatically void and of no further affect.

    E.

    Irregular Lot Shapes. Where irregular lot shapes prevent the direct determination of the area and yard requirements for a lot, the zoning administrator shall make determinations as necessary for the administration of this title.

    F.

    Accessory Buildings. No accessory building shall be erected in any required yard.

    G.

    Exceptions to Height Regulations. The height limitations contained in Chapters 17.12 through 17.28 do not apply to spires, belfries, cupolas, antennas, water tanks, ventilators, chimneys, or other appurtenances usually required to be placed above the roof level and not intended for human occupancy.

    H.

    Structures to Have Access. Every building hereafter erected or moved shall be on a lot adjacent to a public street, or with access to an approved private street, and all structures shall be so located on lots as to provide safe and convenient access for servicing fire protection and required off-street parking. Where private easements are in place and provide safe and convenient access for servicing of the property, said easements will be deemed to be sufficient for lots existing as of the effective date of adoption of the ordinance codified in this title.
